Everyone panics about viewings but usually for the wrong reasons. Here are a few things to keep in mind when preparing for a viewing.
Viewers do not see your home as a reflection on you.
A viewer is not concerned about where you do your shopping or where you purchased your furniture. After all when you leave so do your possessions. The key is to remember that they are looking at your house as a shell so be sure to make the house look as big and bright as possible.
Clean, clean, clean.
Have you noticed that when your house is its cleanest it also looks its largest. Well viewers see it the same way so be sure to clean everything and yes that includes that one last cup in the sink.
The amount of times home owners have said to me “I can’t wait to move so that I can de-clutter”. I say do it, do it now. If you already have plans to get it done get it out of the way. Trust me your property will thank you. It will seem more spacious and attractive. Then you will thank me because now your house will be more appealing and sell faster.
Dress your home.
Make your house a show home. Make the beds and tidy the book shelves. Its strange but if a purchaser can look beyond the fact that they are in someone else’s home they will be more comfortable and more likely to buy. So If your home is dressed to impress it will.
Lights and doors

Viewers really don’t like having the home owner in when they do a viewing. I makes them uncomfortable and they will ask less questions for fear of causing offence. Get out, take the children and the dogs with you. Your Agent will call you with all the weird and wonderful questions that the viewer has.
